Wells Fargo Plaza
Houston, TX
Sophisticated interactive directories
for the largest multi-tenant property
in the Southwest

Client Overview

A two-time winner of Houston BOMA’s “Building of the Year,” Wells Fargo Plaza is the center of Houston’s contemporary skyline, standing 992 feet tall with 71 stories of tenant floors. It’s the largest multi-tenant building in the southwestern United States with more than 1.7 million square feet of rentable area. Managed by CB Richard Ellis, the property attracts many of the most successful businesses in the nation as tenants, boasting countless amenities, impeccable architectural and interior design, and unmatched tenant service.

Need for Updated Signage

Wells Fargo Plaza wanted a directory solution that complimented the property’s aesthetic grandeur and superior services. Having installed an extremely limited solution, Wells Fargo Plaza was ready to upgrade to a more sophisticated interactive experience for its tenants and visitors, with the goals of streamlining directory usage and further publicizing the property’s many services and amenities. At the same time, it was important for the solution to be visually appealing to increase the lobbies’ overall impact on current and prospective tenants.

Nexus Solution

Early on, Nexus worked closely with project architects to make sure signage placement and presentation blended into the existing building layout and design. From designing and fabricating custom iron enclosures for the directories to accounting for important items such as rear access and ventilation, the team’s planning effort ensured a smooth installation. Nexus went on to install nine interactive directories throughout the property’s lobbies. The web-based content management solution allows property managers to update content on demand. In addition, the new capabilities allowed for enhanced showcasing of services and amenities, thus differentiating Wells Fargo Plaza as a premier location in Houston.

Taking further advantage of interactivity, property managers added a leasing feature that is used onsite as a sales tool to show prospective tenants floor plans throughout the building. Within minutes, prospects can see available floor space and layout along with pertinent leasing information to help enhance the sales process.

Results

By moving to a more robust and feature-rich solution, Wells Fargo Plaza has increased its communication efficiencies. It has maintained - even improved - its landmark reputation in terms of aesthetics and service that such a renowned property demands. The Nexus solution gives Wells Fargo Plaza a clear advantage among premier commercial properties in the U.S.

Client Overview

Custom Project Requirements

Related looked to Nexus to help market the Caledonia, one of its newest luxury rental properties. As the first luxury rental in West Chelsea built along The High Line, one of New York’s most unique urban parks, The Caledonia attracts technologically savvy clients looking for the utmost luxury. Related wanted to communicate to prospective tenants through technology that was high-tech and attention-grabbing from an aesthetic standpoint. As discussions between Related and Nexus began, it quickly became apparent that a completely customized solution was necessary in order to meet Related’s project requirements.

Nexus Solution

Nexus installed an interactive digital sign in the property’s sales office that allows prospects to view floor plans of available space. Using Microsoft’s new graphics rendering platform, Nexus designed a solution that was simply stunning in its presentation and very user-friendly. Furthermore, Nexus applied this same technology to hand-held interactive kiosks to further assist visitors and support the sales process with new clients.

Nexus incorporated a data capture component that allows users to input their contact information and search parameters such as price range, move in date, space requirements, etc. All of this data is instantly posted to their RealPage database and simultaneously printed for a salesperson’s convenience. This allows Related to keep track of leads online, qualify sales leads and create a unique interactive user experience.

Result

By working with Nexus, Related is making the right first impression on its target market — an impression that ultimately has created increased sales and brand awareness. The advanced technology being used provides real-time communication to visitors and business-critical data to Related. The Irvine Company
End-to-end solution for premier
California office properties

Client Overview

The Irvine Company is a 140-year-old privately held real estate investment company known for its high-quality investment properties scattered throughout California. The Irvine Company’s office properties range from prestigious high-rise office towers with one-of-a-kind views to thoughtfully planned campus-office environments in vibrant business centers. The office properties are located in some of the most beautiful locations in California.

Need for a Partnership

The Irvine Company was looking for a partner that could provide high quality, end-to-end digital signage solutions to replace their outdated back-lit signage within many of their properties. They wanted to create a consistent look and feel, while at the same time preserve the personality and presentation for each property regardless of location. In some buildings, multi-million dollar updates were being made to lobbies, and their signage had to keep up with their already high standards. Scalability and end-to-end project management was a major concern. The Irvine Company needed a partner that could keep up and be there at every turn. Experience working with architects and general contractors was absolutely necessary.

Nexus Solution

After conducting a thorough nationwide search, The Irvine Company selected Nexus to deliver a comprehensive digital signage solution for the entire company. The process started with careful planning upfront, working hand-in-hand with architects and general contractors to ensure that the signage would be integrated properly. Due to the amount of time invested in the pre-planning phase, Nexus successfully adapted solutions to fit each location perfectly. Working through the initial properties, Nexus was able to provide valuable communication tools for each system and location. By incorporating attention-grabbing design, each screen provided the Irvine Company with a more powerful way to communicate to its tenants, visitors and prospects. Nexus managed the entire implementation process end-to-end, making certain that the hardware, enclosures and software came together as a complete solution. The Irvine Company has adopted and deployed an official interactive directory application to all properties that have been installed by Nexus to-date. Using a standard directory has helped reduce capital expense and has established a common look and feel the Irvine Company was wanting. As more Irvine properties updated its signage, the real benefits of the partnership became clear. Because Nexus is the vendor of choice, pricing for software and services is locked in. By having standard pricing in place, property managers can quickly and confidently move forward without the worry of unknown variables. Similarly, experience working at previous properties began diminishing the learning curve, allowing the Irvine Company to capture economies of scale in both time and cost.

Result

In Nexus, the Irvine Company not only found an amazing solution that improves their ability to communicate, but also a true partner that handles the job from beginning to end. Whether it’s working closely with architects during the design phase, installing signage that looks great or providing ongoing support, the Nexus business model has been a perfect match for the Irvine Company, and continues to grow with every new property.
